Congratulations! You’ve decided to list your home for sale, you’ve staged and prepped your home, and it’s going active on MLS. You receive the first phone call with news of impending showings, so what is left for you to do? Here are some simple steps that will help you to prepare for daily showings of your home to potential buyers.
First, walk to the front door of your home, turn around, and look straight ahead. This is the first view potential buyers will have of your home after stepping inside. Is the view straight ahead dark, or light and bright? Maximize the light in your home by turning on all of the lights, and by opening all of the window treatments (curtains and blinds). Every potential buyer is drawn to bright, well-lit homes, with zero exceptions.
Next, quickly declutter all of the horizontal surfaces in your home, from the countertops to the floors. Removing all distractions of your personal items is the simplest way for buyers to picture themselves in the spaces in your home. Keep a large bin or laundry basket handy before showings, to corral any clutter quickly. You can stash this bin in the garage on your way out of the home. (Garages are expected to house miscellaneous storage). Once you’ve done this a few times, it will become second nature before showings.
Third, do a quick surface clean before showings. Do a quick wipe of your bathroom counters, toilets, kitchen appliances and all mirrors (Windex wipes are perfect for this), to make these areas sparkle. Cleaning these areas will also help them, and your home, to smell fresh and clean, and will cement a positive impression in the minds of potential buyers.
Finally, do a quick scan of your backyard and patio. Is your patio area swept clean? Are any water features turned on, to show off your pool and/or spa? It’s equally, if not more important, to highlight your home’s curb appeal. Is your front yard free of debris and weeds? Is the surface of your front door sparkling clean? Are your front entry and walkway swept clean? These initial impressions matter, and will be what potential buyers remember when reviewing all of the homes they’ve toured that day.
Making sure these items are checked off your list will go a long way toward attracting buyers to your home. I will give you tips that are specific to your home, but this general checklist is a great start!
